Sometimes, even with our experience, a customer can throw us a curveball that requires us to come up with a unique job specification. Large-scale extensions are specialist builds which we usually complete over two-storeys but, on the rarest of occasions, over more if the project is feasible. We can work to the specification of your own architect or, if you don’t have one, we can assign you a designer to the job.

Because of their size, large-scale extensions can follow one or several different styles, such as rear-facing, side-return or wraparound extensions. We can also build over-structure additions where we extend directly over an element of the ground floor to create a second storey (or more) above it.

Planning Approval

Because we build large-scale extensions over two storeys or more, they often fall outside the parameters of permitted development and require planning permission. Any build that shares a wall with that of a neighbouring property may also be subject to conditions in the Party Wall Act 1996. We work closely with you and your architect, or with our own designer, by offering clear, transparent advice on any approvals needed.

Extensions must comply with all relevant parts of the current UK Building Regulations, such as Part B for fire safety, Part G for sanitation and Part P for electrical safety.
